How to interpret PIA metrics, reliability indicators and model outputs.

As-at dates and reliability
Each material metric should carry an as-at date, validation status and reliability indicator. Missing, stale or conflicting evidence reduces confidence rather than being silently inferred.
Triangulation
Where rights and availability permit, material metrics are checked across independent evidence. Agreement does not make an estimate certain; disagreement is surfaced for review.
Model outputs
Scores and traffic-light bands are analytical opinions produced by versioned rules. They are not valuations, forecasts or guarantees. Provider identities and proprietary formula weights may be restricted to authorised administrators.
National suburb reference
Suburb and locality identity is derived from Australian Bureau of Statistics, Australian Statistical Geography Standard (ASGS) Edition 3 (2021), Suburbs and Localities (SAL), accessed by PIA and transformed into a reference register. ABS material is used under CC BY 4.0; this identity register is not itself a property value, ranking or investment signal.
Official public indicators
PIA may transform aggregated ABS Census, regional population, business-count, lending and building-approvals information, DEWR Small Area Labour Markets estimates, RBA cash-rate or housing-credit statistics, ACARA Australian Schools List locations, official NSW public-school locations, approved official public-transport stop locations, Homes Victoria rental benchmarks and South Australian Housing Trust rental-bond medians into dated contextual indicators. SAL observations represent an ABS suburb/locality geography; SA2 observations are statistical-area proxies and can cover more or less than one named suburb. PIA activates SA2-only indicators for a locality only where the official 2021 Mesh Block allocation shows the entire locality belongs to one SA2; ambiguous overlaps remain unavailable. DEWR labour estimates are revised, smoothed and modelled; small labour forces require extra caution, year-on-year comparisons are preferred and employment must not be derived from them. Building approvals are not completions or guaranteed future supply. State lending averages are not suburb demand, property valuations or forecasts. School proximity or counts are not school quality, catchment or attainment scores. A published transport-stop count or distance is not service frequency, travel time, reliability, accessibility or transport quality. Victorian bedroom-specific rent benchmarks are not all-house or all-unit medians. South Australian rental-bond medians exclude suppressed and insufficient samples. Official source data is available without charge; PIA fees apply to PIA software, governance and analysis rather than access to underlying public data.
Demonstration data
The local preview contains clearly identified illustrative data. Demonstration figures must be disabled before a production customer environment is launched.
